The bidding war situation:
Before the listing switched from "Coming soon!" to "For Sale" we were already receiving calls from agents, begging us to review their offers early, even before they had seen the property. Why? I'd love to say because my photographer got such great photos, or maybe it was my top-notch marketing, but really it was due to the lack of properties with more than 1 bedroom for under $150,000.
My seller and her girlfriend decided to make the listing active sooner than they had planned, and we discussed the offers as we received them. I never tell a seller about an offer until I have in writing, in hand, because things change & people change their minds so even honest folks don't always tell the truth, in Real Estate. We talked about the pros & cons of each offer and I broke them down into a spreadsheet to make them easier to understand.
At the very last minute, as my seller was deciding between 2 of the 11 total offers we received, a stronger offer that fulfilled their need for a longer close, came in & without much hesitation, she was happy to accept it once we discussed what the offer entailed.

This seller found me online, and after attempting to reach 4 other Realtors in her area, including the one that had sold her the home, she was excited to meet with me in person the same day she emailed me. We chatted for about 30 minutes, answering all of her questions and discussing the selling process. She was ready to get the ball rolling and after a couple of days for her to discuss everything with her girlfriend, she was ready for me to schedule photos.
