The property:
This darling 3 bedroom 2 bathroom home is located in Southwest Albuquerque, tucked away in a quiet neighborhood with some very sweet neighbors. With just under 1700 square feet this was the perfect size for my buyer - offering a mostly open floor plan, space for everyone, including a room to the front that she felt would be perfect for her college-aged son.
The seller had added decorative bars on every window that also serve as safety bars, landscaped the front and massive backyard, kept the interior in pristine condition, and worked to prevent and repair any issues as they arose so the inspection was very clean!
The kitchen was remodeled and featured new appliances, bar seating on the front counter top and plenty of pantry and cabinet space for the family.
Winning the offer:
My buyer had been under contract prior on a home that needed extensive work and was feeling defeated. The day we found this home she tried to cancel on me, saying she was just going to find an apartment. However, I wasn't ready to give up and asked her to come to see 2 more houses before she decided. She loved this one right away, and was stunned to find out that after 3 days on the market, she was the first offer the seller had!
I called the listing agent to get as much information about the home, seller, and any offers they may have ahead of time, so we would be able to present a clean & well-written offer if my buyer wanted to. We offered a little above list with a quick 30-day close and ensured that everything looked good for both the buyer AND the seller.
Unfortunately, the seller wasn't going to allow the fridge, washer, or dryer to convey - however after some negotiating and numerous phone calls and texts, I was able to get the washer & dryer included as well as a great price for the fridge for my buyer to purchase it from the seller.
In the end, both parties felt like the deal was a win-win and it went about as smoothly as any sale can go!

Before she found me she had been trying to find a home on her own, in a very competitive seller's market. Thankfully for us both, her brother works with my uncle, and when they stopped by my husband's work and started talking about his sister's house hunt my husband was quick to hand out my business card. She called later that same day & we started her home search right away!
She was already pre-approved with a lender, so we were able to begin seeing homes within a matter of a couple of days, and even with her very specific requests, we found her dream home, her very FIRST home! As a single mom, she was nervous to live in areas far from her work and her children's school because she didn't want to spend all their time together driving around, so we focused on a few areas of town that worked best for their commute and district needs. She was picky, but we knew that despite the market favoring sellers, we would find something suited to her if we kept up with our search!
