The property:

This gorgeous split-level home was built in the late 1980s and has so much character. From an oversized family room to a spacious living space, 2 dining areas, and a vast entryway this property has something for everyone! This home has 4 bedrooms, 3 large bathrooms, and a massive 3 car garage.

The home needed lots of love and some elbow grease, and things like new appliances & some cosmetic upgrades to bring it into 2021, but it was a job my buyer & his family were willing to take on! They saw the massive potential in this property, loved the location, and it made his commute to work much shorter & more convenient. The buyer was already envisioning some of the things they would do to improve the home, which would start with matching fans & lights in every room, new light fixtures throughout, and a full backyard renovation!



The winning offer:

Oddly enough we went to this neighborhood for the buyer to convince the family that owned his childhood home, to sell. They never answered so as we drove away we passed this property with a "FOR SALE" sign in the front yard & decided to stop in. After spending a few minutes walking through and pointing out any concerns, or fun features, the buyer asked me to call & get more information.


It had been on the market for nearly a week, and in that particular market (a VERY hot seller's market) that would naturally raise concerns for a buyer, so we called to ask whether they had any offers or anything that might make it a bad egg. The seller had an offer but it fell through, so they didn't currently have anything in hand, and the listing agent described them as "Needing to sell".


After another full day of shopping, the buyer decided this was the right home for him & his family, so we submitted an offer under the list price. They countered to a slightly higher number & the buyer agreed. The seller also agreed to allow the buyer to move in early because his home would close nearly a week before this purchase would.


The inspection showed numerous things that needed repair, but the buyer and his family didn't mind. The seller refused to give any concessions towards repairs or to have anything repaired before closing, but the buyer was patient, which paid off! Appraisal came in well under offer price, and the seller had to drop the price to match- saving my buyer a very significant amount. The seller wasn't too pleased, but he knew that he would have to divulge all of the inspection's findings to any future buyers and that it wasn't selling very well before, so he agreed & my buyer was able to invest all that additional money into improving the home in a number of ways.

You might remember this client, as he was the seller of 7025 Concord Hills. His family had grown from just him, to a family of 4 with 2 under 2 and he knew they would need more space & easier access to things around town. He loved his childhood home and felt it would be a great fit for his family, especially with the inground pool & hot tub, but when the owner of that home wouldn't respond he stumbled upon this diamond in the rough and was excited to more than double their square footage while staying under their ideal budget, even in a hot seller's market.


His kids would each have their own room again, but this time they'd also have a full playroom and their own living area, giving everyone the space and room to grow and relax that they had been craving. He was excited about the larger garage, going from a 1-car space to a 3-car space, he has big plans to organize & utilize the space for storage, his tools & his wife's crafting hobbies.
